  The lower two floors are constructed 0.7M to the West over the lot line (contravening the COA).

Visual inspection shows that the roof of the house on the left covers part of the adjoining row house.

The construction of a fence much higher than the bylaw allows and an awning which should be inset 24″ discharges water onto neighbouring properties.

1. Replace gutter (fix angle), the incorrect eavestrough cause water damage to the inside of our home.

2. Repair and repaint lathe and plaster walls

3. Repair wall damage, repair plaster molding & trim, repaint

4. Repair and repaint wall & ceiling (in basement bathroom)

5. Examine foundation damage, expand crack in order to except

fill/repair, repaint, refinish floor

     a. Remove and replace cracked floor tile

6. Remove concrete seepage, repair wall and base of foundation

7. Repair and repaint wall & trim

8. Repair and repaint ceiling

9. Repair wall damage, repair plaster molding & trim, repaint

10. Remove nail, repair and repaint wall & trim

11. Remove encroachment of peak header support & substandard ‘party wall’ addition

12. Remove temporary board brace, repair and repaint wall

13. Replace broken windowpane

Clean/Repair wall damage

14. Remove/replace drywall, repair and repaint wall

15. Replace/repair slate walk

16. Replace/repair flagstone steps, rebuild and replant tiered garden

OTHER ITEMS

– Repair flat roof wear and tear from use as a staging platform for neighbouring construction.
